  • Days on Market: 118 days (↑5.4% MoM, ↑40.5% YoY)

  • Sell‑to‑List Ratio: 93% (↑1.1% MoM, ↑2.2% YoY)

My Take:

  • Sellers, heads up—homes are hanging out for about four months on average, and buyers are still carving off around 7% from your list price. Make yours stand out with killer photos, staging that pops, and price it smart so you don’t end up dropping later.

  • Buyers, you’re in the driver’s seat. Tons of options mean you can take your time (but not too much!), run inspections at your pace, and dial in your negotiation strategy.


30A East

  • Sold Price/Sqft: $891 (↓7.1% MoM, ↓7.7% YoY)

  • Days on Market: 123 days (↑30.9% MoM, ↑68.5% YoY)

  • Sell‑to‑List Ratio: 95% (↑1.1% MoM, ↔0% YoY)

My Take:

  • Sellers, you’re looking at a three‑to‑four‑month window and likely to net about 95% of list. Sweeten the deal with small incentives—think home warranties or covering a few closing costs—to keep your property fresh.

  • Buyers, you’ll see some slight dips in price per foot this month. Lurk on listings that have been up a while—you can often snag better terms there.


North Santa Rosa Beach

  • Sold Price/Sqft: $357 (↑13.7% MoM, ↑14.4% YoY)

  • Days on Market: 120 days (↑31.9% MoM, ↑18.8% YoY)

  • Sell‑to‑List Ratio: 92% (↓3.2% MoM, ↓2.1% YoY)

My Take:

  • Sellers, your market’s heating up—price per square foot is up—but homes still take around four months to sell. Price aggressively and boost your online ads to get seen.

  • Buyers, with ratios hovering in the low 90s, target fresh listings. Sellers are more likely to negotiate before their place goes stale.


Alys Beach

  • Sold Price/Sqft: $1,901 (↑10.8% MoM, ↓6.5% YoY)

  • Days on Market: 122 days (↑114% MoM, ↑12 100% YoY)

  • Sell‑to‑List Ratio: 98% (↑2.1% MoM, ↓3.0% YoY)

My Take:

  • Sellers, hitting almost 98% of list price is awesome, but don’t let your price creep up—two to four months on market means you’ve got to nail your comps. Highlight Alys’s walkable vibes and boutique feel in your listing.

  • Buyers, sellers still hold the cards here, so if a place has been up for a while, offer a shade under list and sweeten it with a fast close.


Rosemary Beach

  • Sold Price/Sqft: $1,204 (↓11.7% MoM, ↓11.9% YoY)

  • Days on Market: 36 days (↓74.8% MoM, ↓61.7% YoY)

  • Sell‑to‑List Ratio: 91% (↑2.2% MoM, ↓2.2% YoY)

My Take:

  • Sellers, things are flying off the market in just over a month—but buyers expect about a 9% discount. Get your home looking showroom‑ready and be open to inspection negotiations.

  • Buyers, act FAST. Pre‑approval in hand and ready‑to‑roll inspections will help you snag that Rosemary gem before someone else does.


WaterColor

  • Sold Price/Sqft: $963 (↓12.3% MoM, ↓3.5% YoY)

  • Days on Market: 84 days (↓34.4% MoM, ↓22.9% YoY)

  • Sell‑to‑List Ratio: 93% (↑3.3% MoM, ↑1.1% YoY)

My Take:

  • Sellers, homes here are moving quicker, but buyers still carve about 7% off list price. Show off WaterColor’s trails, pools, and beach access to justify your number.

  • Buyers, price per foot slipped a bit—spring repricing, maybe? Now’s a sweet spot to grab that laid‑back WaterColor lifestyle a little below peak season rates.


My Two Cents for Sellers

  1. Price it right. Use your neighborhood’s per‑sqft trends so you don’t scare folks off.

  2. Look good online. Seriously—great photos and a tight listing description can shave time off your DOM.

  3. Sweeten the pot. A little lender credit or a home warranty can keep buyers from bouncing.
