I sell homes on 30A, and I own short-term rentals here too. So I look at this market as an agent and as an owner who pays the HOA dues and the insurance bill.

Scenic Highway 30A runs along Florida's Gulf Coast through more than a dozen beach communities, from Dune Allen in the west to Inlet Beach in the east. Buyers come for the white sand, the coastal dune lakes, and towns where you can walk to dinner and to the beach from the same front door.

When someone asks me about the best neighborhoods on 30A for vacation homes and rental income, my first question is how they plan to use the house. Prices, rental rules, and HOA culture change from one community to the next, and sometimes from one street to the next. Every number in this guide comes from closed MLS sales in the monthly 30A market reports I publish, so you're looking at what homes actually sold for.

30A Real Estate Market Overview

The 2026 Price Landscape

In my reports, I split the 30A real estate market into four areas. Here's where median sold prices landed in August 2026:

  • 30A East: $1,765,000 (Rosemary Beach, Alys Beach, WaterColor, WaterSound, Inlet Beach, and Seacrest)
  • 30A West: $1,167,500 (Blue Mountain Beach, Grayton Beach, Dune Allen, and Gulf Place)
  • North Santa Rosa Beach: $480,000
  • Point Washington: $607,500

30A East runs highest because sales in Alys Beach and Rosemary Beach pull its numbers up. North of Highway 98, the market is more residential, and prices reflect that.

One month's median can also mislead you. In 30A East it was $2,237,500 in July and $1,765,000 in August. Values didn't fall by a fifth in thirty days. Fewer large homes closed: sales at $3 million and up dropped from 30 to 11. Over the same month, the median for homes under $3 million rose 4.7 percent. When I price a home, I compare it with similar homes in the same community, and I ignore the headline median.

You can buy well under $1 million in North Santa Rosa Beach and Point Washington. On 30A West, half of August's sales closed at $1,167,500 or less. A budget of $750,000 to $1.2 million has real options here. The work is in knowing which communities to look at.

Inventory and Pace of Sales

As of September 23, 2026, there were 938 active single-family listings across the four areas. Homes that sold in August spent an average of 80 days on the market in 30A East and 113 days on 30A West. In April, those averages were 117 and 152 days.

Months of supply ran between 5.1 and 9.8 in the three core submarkets in my April and June reports. In most price ranges, that gives buyers room to negotiate.

If you're selling, get the price right in the first week. In June, 30A West homes that sold had been on the market for 131 days on average, but 221 days when you count earlier listing periods. Plenty of sellers there started too high, pulled the listing, and tried again.

Smaller communities can tighten quickly. Point Washington had just 3.9 months of supply in July.

Neighborhood Profiles: Which 30A Community Fits Your Goals

Most of my sales happen in WaterColor, WaterSound, Seacrest, Grayton Beach, Blue Mountain Beach, Dune Allen, and Seagrove, so those are the communities I spend the most time in. Here's how I'd describe each group.

Ultra-Luxury: Alys Beach, Rosemary Beach, and Seaside

Alys Beach has white masonry homes built around private courtyards, and its look is instantly recognizable. Over the six months ending August 2026, it had 42 closings. Homes sold for an average of $2,079 per square foot, at a median of $5,378,436.

Rosemary Beach is built for walking, with homes, shops, and restaurants set close together around its town center. Over the same six months, it had 19 closings at an average of $1,557 per square foot and a median of $3,325,000.

Seaside is where the New Urbanist beach town started, and it still draws visitors who return year after year.

In all three, you pay for the name, and you get strong rental demand with it. Buy carefully. At these prices, a small overpayment can take years of rental income to earn back.

High-End Resort Communities: WaterColor, WaterSound, and Seacrest

These communities have pools, trails, beach access, and a family feel.

WaterColor sits on Western Lake, one of the coastal dune lakes, so owners can paddleboard in the morning and walk to the Gulf in the afternoon.

WaterSound is several neighborhoods under one name, and their rental rules differ. Watersound Origins doesn't allow short-term rentals, which suits buyers who want full-time neighbors and plan to live in the home most of the year.

Seacrest is next door to Alys Beach and a short bike ride from Rosemary Beach, and it's priced below both. It's still a high-end address, but careful buyers can find value there compared with the villages on either side.

More Accessible on 30A West: Grayton Beach, Blue Mountain Beach, Seagrove, and Dune Allen

Grayton Beach is older and quirkier than its neighbors, and it borders Grayton Beach State Park.

Blue Mountain Beach and Dune Allen are quieter stretches, and the bike path connects them to the rest of 30A.

Seagrove, just east of Seaside, feels wooded and slower-paced, with easy beach access.

Homes on 30A West sold for an average of $594 per square foot in August 2026, compared with $736 in 30A East. For rental buyers, that lower cost per square foot gives the numbers a better starting point. They still have to work property by property.

How HOA Rules Can Override County Rules

Rental rules are the part of buying on 30A most likely to undo an investment plan after closing.

Walton County allows short-term rentals in most unincorporated areas. Owners need an annual Short-Term Vacation Rental Certificate, which costs $300 per rental structure.

An HOA can set rules far stricter than the county's. Depending on the community, it may:

  • set minimum stays
  • require you to register rentals with the association
  • limit which management companies you can hire
  • ban short-term rentals altogether

Read the CC&Rs and bylaws before you write an offer, because two houses on the same street can have different rental rights.

30A Real Estate: Rental Rules by Community

Rosemary Beach, Alys Beach, Seaside, and WaterColor each have their own association rules on rental registration, parking, and management. Grayton Beach and Blue Mountain Beach mostly follow the county's baseline, though individual subdivisions vary, so check each property. Some communities restrict short-term rentals entirely, including Watersound Origins, RidgeWalk, and Sand Cliffs.

As an owner, I can tell you that gross rental income is the number everyone quotes and the least useful one. What decides whether a rental works is what's left after HOA dues, management fees, insurance, and the slow weeks.

Vacation Home vs. Rental Investment vs. Primary Residence: How to Decide

The Vacation Home Buyer

If the house is mostly for your family, think about beach access, what you can walk to, and the amenities you'll use. Treat rental income as a bonus.

I'd start with WaterColor, Seagrove, and Grayton Beach. In WaterColor, a family can spend a full week between the Gulf, Western Lake, the beach club, and the trails without getting in the car.

The Rental Investor

Start with the rules, then the math. First, confirm the HOA allows the rental schedule your plan depends on. Then look at:

  • rental income for comparable homes
  • HOA fees
  • management costs
  • occupancy in that specific neighborhood

The eastern villages bring rental demand along with high purchase prices. 30A West costs less per square foot, which helps buyers who care more about cash-on-cash return than a famous address. Compare 30A homes for sale at both ends of 30A with a return target in mind, and you'll see where your budget works.

The Primary Residence Buyer

People moving here full-time tend to care about Walton County school options and about having year-round neighbors.

Watersound Origins is worth a look for that reason. North Santa Rosa Beach and Point Washington, just north of Highway 98, have the most accessible prices for full-time residents, with August 2026 medians of $480,000 and $607,500.

30A Buyer Checklist Before You Make an Offer

Before You Start Touring Properties

Get pre-approved first. Many purchases in 30A East and 30A West exceed conforming loan limits, so you'll likely need a jumbo mortgage or a DSCR loan.

A DSCR loan qualifies the property on its projected rental income instead of your personal income, and it's usually held in an LLC. These programs commonly ask for 20 to 25 percent down, a credit score of 680 or higher for entry-level programs, and six to twelve months of reserves.

Decide what you won't give up before you start scrolling 30A real estate listings. That might be Gulf views, rental income potential, walkability, lot size, or HOA flexibility. With 938 active listings, a short list of must-haves saves you a lot of weekends.

Before You Make an Offer

  1. Read the HOA documents and CC&Rs for rental restrictions before the offer stage.
  2. Confirm Walton County's short-term rental requirements for the property.
  3. Check the flood zone and get an insurance quote early. On the coast, the premium can change your ownership budget or your net rental return.
  4. Ask for rental history on any home marketed as an investment, and compare it with rentals in that same neighborhood. A Seaside comp and a Dune Allen comp are far enough apart to change the math completely.
