With an average of 124 days on market and a sold price versus original list price ratio at 90%, buyers again find themselves at an advantage in 30A West. The average price per square foot is $714, increasing 3.8% from last year, signaling a steady property value despite overall neutral pricing trends.

February showed a dramatic spike in inventory, with listings up 36.4% year-over-year. With average days on market at 54, homes are selling relatively quickly despite a neutral pricing trend. The average price per square foot climbed to $1,893, up 6.2% from last year, indicating continued premium values.

North Santa Rosa Beach: Value and Variety

This area remains an attractive buyer’s market, with average sold prices notably lower at $579,000 despite a 5.8% monthly increase in average price per square foot, now at $292. Homes stayed on the market an average of 91 days, down significantly from last year, showing a quicker sales pace.

Where: Topsail Hill Preserve State Park
What to Expect: Celebrate the season with lots of activities for the kids, crafts, music, and food for all! Topsy's Polar Express will take you past Santa's Workshop to meet Santa and Mrs. Claus at the North Pole! Trams run until 7PM each night.


The Grayt Santa Pub Crawl
