If you’re browsing the east end of 30A, you’re looking at a market stacked in your favor. With inventory levels at 13.8 months (that’s over a year’s worth of homes for sale!) and properties lingering on the market for an average of 148 days, buyers have the luxury of time and choice. The average price per square foot jumped to $984, but with a sold-to-list ratio at 90%, there’s wiggle room for negotiations.

For Buyers: This market isn’t one to rush in. With inventory this high, sellers are more open to negotiation, and you can take your time finding the right property that meets your needs without the pressure to make hasty decisions.

For Sellers: With homes sitting on the market longer, it’s all about presentation and pricing. If you’re serious about selling, price competitively and make sure your home shines. You’re going to need to stand out to catch a buyer’s eye in this inventory-heavy market!


30A West: Value and Volume for Savvy Investors

30A West is a hot topic with its 41.7% monthly spike in the average price per square foot, landing at $666. Yet, it’s still a buyer’s market, with 14.7 months of inventory and homes sticking around for 161 days. The sold-to-list price ratio at 90% also favors buyers, hinting that deals are there for the taking.

For Buyers: Want a deal on 30A without compromising on charm? This area offers a fantastic opportunity to get a good price on a home in an appreciating market. With values on the rise, you might snag a property that could appreciate quickly if the inventory starts shrinking.

For Sellers: While prices are climbing, buyers are selective. If you’ve been holding out for a good time to list, now’s your chance, but keep your expectations realistic. Highlight value—like any recent upgrades or unique features—to appeal to savvy buyers looking for long-term gains.


North Santa Rosa Beach: Fast-Moving and Favorable

North Santa Rosa Beach might surprise you. While most areas along 30A are leaning toward buyers, North Santa Rosa is something of a sweet spot. Inventory is up to 9.2 months (still favoring buyers), but the average days on market are dropping, now down to 58 days. Homes are selling at an average of $517 per square foot, and while the sold-to-list price ratio is at 87%, the demand is definitely there.

For Buyers: This area moves faster than most on 30A, so if you’re serious about a property, act quickly. You’re still in a buyer’s market, so use that leverage but be prepared to move fast if you find a gem.

For Sellers: If your property is priced right, it won’t sit for long! With average days on market falling, this is one of the stronger markets for sellers along 30A right now. Position your property as a must-see, especially if it’s in pristine condition or has desirable upgrades.


Alys Beach: Luxury and Competition

Alys Beach, with its iconic white stucco walls and high-end appeal, has seen a steady rise in prices. The average price per square foot has jumped to $2,198, and inventory is sitting at 12 months. Homes are on the market for a lean 43 days on average, and a sold-to-list ratio of 91% shows that buyers are still interested, but they’re not paying the full sticker price.

For Buyers: Alys Beach is a splurge worth every penny if you’re after exclusivity and style. The market is stocked with options, and sellers are open to offers. Be strategic: With a little patience, you might find a luxury property that ticks all your boxes without maxing out your budget.

For Sellers: Alys Beach continues to shine, but buyers have options. With inventory up, presenting your property’s unique value—whether it’s proximity to the beach, modern design, or luxe finishes—is key to capturing the attention of discerning buyers.


Rosemary Beach: High Demand Meets High Inventory

Rosemary Beach is as stylish as it is desirable, and buyers are flocking here despite inventory levels that have ballooned to a staggering 32 months. The average price per square foot is $1,345, a 16.6% increase from last month. Surprisingly, homes are moving fast, averaging only 19 days on the market! With a strong sold-to-list ratio of 95%, buyers aren’t afraid to pay close to asking for the right property.

For Buyers: Rosemary Beach is buzzing, and the numbers show it’s a seller’s paradise wrapped in a buyer’s market package. You’ve got inventory in your favor, but homes don’t last long. This is the place to pounce if you find something you love.

For Sellers: High demand meets high inventory here. If your home is priced right, it’s likely to sell quickly. Focus on showcasing what makes it unique, like architectural details or proximity to Rosemary’s fabulous amenities, to help it stand out even in a crowded market.

  • Days on Market: 102 days (up 30.8% from last year)
  • List-to-Sale Price Ratio: 91% (down 4.2% from last year)
  • Inventory: 206 properties for sale (up 36.1% from last year)

Buyers: With homes sitting on the market longer and prices per square foot down, now is a great time to put in an offer. You’ve got a solid selection to choose from and room to negotiate since sellers are adjusting to the reality of longer listing times.

Sellers: Price competitively if you want to move your property quickly. The market is saturated, so if you're looking to sell in a reasonable time, consider making your home stand out through upgrades or price reductions. Flexibility is key​.


30A West

  • Average Price per Sq Ft: $470 (down 24.7% from last month)
  • Days on Market: 173 days (up 106% from last year)
  • List-to-Sale Price Ratio: 87% (down 3.3% from last year)
  • Inventory: 105 properties for sale (up 35.4% from last year)

Buyers: You’ve got time on your side here! Homes are sitting for nearly six months, so take your time to find the perfect property, knowing sellers are more likely to be open to negotiation. Prices per square foot are down, making it an even better opportunity for savvy buyers.

Sellers: If your home’s been on the market for a while, it’s time to reassess your pricing strategy. The drop in price per square foot signals that buyers are being cautious. Be prepared to negotiate or make improvements to boost appeal​.


North Santa Rosa Beach

  • Average Price per Sq Ft: $458 (up 38.4% from last month)
  • Days on Market: 91 days (up 1.1% from last year)
  • List-to-Sale Price Ratio: 92% (down 2.1% from last year)
  • Inventory: 34 properties for sale (up 21% from last year)

Buyers: North Santa Rosa Beach is hot! With prices per square foot jumping and homes moving quicker than other areas, you may want to act fast before values rise even further. While it’s still technically a buyer’s market, you won’t want to wait too long.

Sellers: You’re in a slightly better position here than in other parts of 30A. With prices per square foot on the rise, keep your asking price firm, but make sure your property is ready to impress. Buyers are still price-conscious, so don’t get too comfortable​.


Alys Beach

  • Average Price per Sq Ft: $2,006 (up 17.3% from last month)
  • Days on Market: 0 (down 100% from last year)
  • List-to-Sale Price Ratio: 100% (same as last year)
  • Inventory: 18 properties for sale (up 81.8% from last year)

Buyers: Alys Beach is as luxurious as it gets, but you’ll still find yourself in a buyer’s market. With more properties available, there’s more choice, but don’t expect deep discounts—homes here are still fetching their full asking price.

Sellers: Good news! While other areas are seeing price drops, Alys Beach continues to hold its luxury market appeal. If your home is priced right, you can expect to sell at full price, but make sure your property is marketed well to stand out​.


Rosemary Beach

  • Average Price per Sq Ft: $1,154 (down 19.8% from last month)
  • Days on Market: 160 days (up 515.4% from last year)
  • List-to-Sale Price Ratio: 84% (down 9.7% from last year)
  • Inventory: 7 properties for sale (up 26.9% from last year)

Buyers: Rosemary Beach is presenting great opportunities for negotiation. With homes sitting for longer and sellers reducing their asking prices significantly, now’s the time to make a move. The dip in price per square foot means you can land a solid deal in this high-demand area.

Sellers: It’s time to get competitive. With homes lingering on the market and buyers demanding lower prices, you may need to adjust your expectations. Consider pricing aggressively and offering incentives to draw in potential buyers.

30A Sunshine, Selfies, and Sliding Mortgage Rates

Mortgage rates took a dip, hitting a 3-month low and bringing a glimmer of hope to prospective homebuyers dreaming of their own slice of 30A sunshine. The average rate on a 30-year mortgage slid to 6.77%, making those 30A beach house fantasies just a bit more attainable.

You might be shocked to hear that not only do we have alligators along 30A but yes, we have black bears! In Santa Rosa Beach, a black bear decided to take a break by a telephone pole, much to the amusement of onlookers trying to take a selfie with the grumpy Gus. However, this furry friend wasn't in the mood for selfies and gave clear signs of stress. Remember folks, wild animals are best admired from a safe distance – no photo op is worth a bear hug gone wrong!

Meanwhile, back on the human front, the long-awaited pedestrian underpass at the bustling intersection of Highway 98 and East 30A in Inlet Beach is finally nearing completion. Though fashionably late by two years, this $5.6 million project promises to offer a safer way for beachgoers to cross the busy highway making properties in that area even more desirable. It's said to be completed just in time for Labor Day, but we shall see.

In the world of real estate, the lower mortgage rates could be a game-changer, potentially sparking renewed interest in the housing market. But for now, let's just enjoy the thought of strolling through a new underpass, sipping a cool drink, and watching the sunset over the Gulf – all while keeping a respectful distance from any camera-shy bears, of course.

  • Beach, Baby, Beach: It's a no-brainer, but after tanning on the beach, a dip in those emerald waters is the ultimate refresher. Bonus points for a shady umbrella and a frosty drink!
  • Paddle Board Paradise: Want to add a little adventure to your cool-down? Paddle boarding is a fantastic way to bronze those buns while exploring the coastal dune lakes and catching a breeze. There are several places along 30A that will rent paddle boards to you.
  • Poolside Bliss: Many homes along 30A either have a pool or are in a community with one or several. If your 30A haven has a pool (or maybe your eye is on a property that does), that's your ticket to chill vibes and Instagram-worthy photos. You won’t have to worry about lugging those beach chairs and heavy ice chests down to the beach on a sizzling hot day. And of course it’s a great place to become a bronze goddess! Watercolor and Watersound are a few communities with several pool options that come to mind.
  • Shady Oasis: Grab an electric bike from YOLO Board & Bike or one of the many other electric bike rental companies along 30A and discover hidden gems like Eden Gardens State Park, Grayton Beach, Old Seagrove, or Watercolor where towering trees provide a natural escape from the sun. 30A is also full of short-term rentals which mean the necessary companies to help you are here too. There are property management companies that can handle the entire process for you or only parts of it.

And the best part? As an owner, you get to soak up the 30A lifestyle whenever you want. Spontaneous beach days, sunset bike rides, and a never-ending supply of fresh seafood – it's the ultimate work-life balance.

From Investment to Income 

The demand for vacation rentals on 30A is high, especially during the peak Summer season. This means a well-managed property has the potential to generate substantial income while you're sipping margaritas on your own private patio. 

A few things to consider as you embark on your 30A real estate adventure:

  • A lifestyle investment: Properties on 30A are a lifestyle investment. It's about owning a piece of 30A while also generating income to help pay the bills. Factor in property prices, closing costs, furnishings, ongoing maintenance, and property management fees. I can walk you through all of this and provide a cost-to own.
  • Local regulations: Walton county is friendly to short-term rentals, however, neighborhoods along 30A vary on their own rules about short-term rentals. Do your research! Again, I am an expert in this area and can help you identify the areas that allow STRs.
  • Competition: 30A's vacation rental market is fierce. You don't want to just purchase a property thinking the money will just roll in. Make sure your property stands out with an "Instagrammable" design and unique amenities.
  • Rental Management Companies: We have a ton! Some good. Some bad...very, very bad. Interview several of them to find the one that you vibe with and will actually help you reach your goals.
  • Self-Management: Self managing can save you money on fees but may require more time. I manage my own short-term rental and will be happy to tell you my lessons learned.

Tax Benefits That Add an Extra Zest to Your Investment

Don't forget about the potential tax benefits of owning a short-term rental. Consult with a professional to learn more about deducting mortgage interest, property taxes, and depreciation.

Potential Tax Deductions:

  • Mortgage Interest: You can generally deduct mortgage interest paid on your short-term rental property, even if you're not making a profit.
  • Property Taxes: Property taxes are also typically deductible, regardless of rental income.
  • Depreciation: The IRS allows you to deduct a portion of the property's value each year as depreciation, reflecting its wear and tear. This can be a significant deduction even if the property isn't rented out.
  • Other Expenses: You can also deduct other expenses related to the property, such as repairs, maintenance, insurance, utilities, and advertising.

Important Considerations:

  • 14-Day Rule: If you rent out your property for 14 days or less per year and use it personally for at least 14 days or 10% of the total days rented, you generally don't have to report rental income. However, you can still claim deductions for mortgage interest and property taxes.
  • Passive Activity Loss Rules: If your rental activity is considered passive (i.e., you're not actively involved in its management), you might be limited in how much you can deduct against other income.
  • State and Local Taxes: Be aware that state and local tax rules might differ from federal rules.
  • Tax Laws Change: Tax laws are subject to change, so it's important to consult with a tax professional for the most up-to-date information.

What are people looking for in their 30A rental?

I've sold a lot of houses and heard from a lot of property managers along 30A. Here are my must-have ammenities if you want to maximize your 30A STR.

  • Pools: A pool is a huge draw for families and groups. 
  • Proximity to the Beach and/or 30A hotspots: Guests love being close to the beach but they also like being close to 30A hotspots like Seaside, Rosemary or Alys. Make sure your rental guests not only have access to the beach but a spot to hang out as well. Some properties only offer access while others actually provide space on the beach for their guests.
  • Outdoor Space: A patio, balcony, or deck with comfortable furniture is perfect for enjoying that morning coffee or evening margarita.
  • Design, design, design! You want your place to be designed so well that your guests flood social media with pics of their beautiful vacation oasis.
